This page outlines our standard service agreements and the expectations we hold ourselves to. It is not a binding legal contract — your signed agreement for a specific property is what governs your service. We share this publicly so every new residential and commercial client knows exactly how we operate.

Residential Service Agreements

Our residential agreements keep your home on a predictable schedule with priority routing and clear communication.

  • A signed service agreement locks in your scheduled visit day (weekly or biweekly) and seasonal pricing for the term of the contract.
  • We provide all labor, equipment, and standard materials. Specialty materials (mulch, sod, seed) are billed separately and quoted in advance.
  • You'll receive a route-day notification before each visit and a completion update when the work is done.
  • Crews photograph before and after on request, and any service concerns are addressed within one business day.

Commercial Service Agreements

Commercial and multi-property agreements are built for property managers who need reliability and documentation.

  • Agreements cover every location under a single master contract with per-property pricing and a dedicated account manager.
  • We maintain certificates of insurance (COI) and can add your property as additional insured — request through your account manager.
  • Post-service reporting is provided for every visit, including timestamps, scope completed, and any recommended follow-up.
  • Seasonal snow contracts include priority dispatch, salting on every visit, and 24/7 storm response with documented arrival times.

Our Commitment to You

What you should expect from every Royal Outdoor Services visit, residential or commercial.

  • We arrive on the scheduled day within the communicated window. If weather forces a change, we notify you the same morning.
  • All crew members are trained, uniformed, and background-checked. Equipment is inspected and maintained between visits.
  • Your property is treated with care — gates closed, debris cleared, and access points left as we found them.
  • If a visit doesn't meet our standard, let us know within 48 hours and we'll return to make it right at no charge.

Scheduling & Visits

How we set schedules, handle weather, and keep you informed.

  • Visit frequency is defined in your agreement: weekly, biweekly, monthly, seasonal, or per-event (snow).
  • Severe weather may shift a visit by a day. Lawn visits are paused during drought or frozen conditions and resumed without penalty.
  • Snow events trigger automatically for seasonal customers at our standard accumulation depth — no need to call.
  • Reschedule requests should be made at least 24 hours in advance through the customer portal or by phone.

Billing & Payments

Straightforward, predictable billing for every agreement type.

  • Residential maintenance is billed per visit or monthly — your choice. Snow seasonal contracts are billed monthly across the season.
  • Commercial accounts are invoiced monthly with net-15 terms. Online payment is available through the customer portal.
  • Estimates are always free. Once you approve a scope, pricing is fixed unless the agreed scope changes.
  • A late fee may apply to invoices past 30 days. Reach out proactively if you need to arrange payment — we're happy to work with you.

Changes, Pauses & Cancellation

Flexibility for life's changes, with a simple, fair policy.

  • You can pause a seasonal agreement for vacation or vacancy with at least 3 days' notice — no penalty, visits resume when you're ready.
  • Per-push snow service carries no minimum commitment; you only pay when we service.
  • Seasonal contracts may be cancelled with 30 days' written notice. Services already rendered are billed at the agreed seasonal rate.
  • Any change to property access, pets, or hazards — let us know so we can update your file and keep your crew safe and informed.
